WHAT IS THE "INVEST AND EARN PROGRAM"?
- We find an apartment
- You own it (or a portion of it if there are other investors)
- We renovate if needed, furnish, then rent it for you
- You earn 10-15% per annum in rental income
WHY DOES IT WORK?
Panama is in a unique situation for many reasons. What really makes this program work are these three simple principles.
1. You can find apartments for aproximately $1000-$1500 per m2 (or 100 per square foot).
2. Rental rates are high vs. property prices
3. Furnishings are very inexpensive (due to the amount of goods coming in through the canal)
The mathmatics behind this is simple. We look for properties that we can rent for 1% of the value per month or better. In otherwords, if we find an apartment for sale for $150,000 then we want to be able to rent it for $1500 per month.
WHAT ARE THE COSTS?
The same costs that would apply to an apartment in Canada or the USA apply in Panama, however, generally less.
- Real Estate Agent Fee on sale
- The seller pays in Panama
- Property management fees
- 10% of rental income
- Usually, first month rent of each new tenant
- Property tax NOTE: only applies if building is older than 20 years
- In Panama buildings have 20 years of tax free status - after that time it is usually 1% of the value per annum
- Legal fees/contract fees
- Strata fees - usually $1 per m2
HOW DO WE GET PAID?
We find the renter and take care of the property, therefore, we collect the Property management Fees.
We also ask for three months of exclusivity when you want to sell, therefore, we have an opportunity to make the Real Estate Agent Fee on sale.
WHAT IS INCLUDED IN THE PROPERTY MANAGEMENT FEE?
Almost everything. We do the following:
- Maintain your property
- Find renters and prepare rental contracts
- Collect the rent and deposit into your account
- Attend to the needs of the renter
- Furnish and repair or replace furnishings and/or appliances
- Coordinate payments for any taxes, utilities, and strata fees
*Although we coordinate the payments of maintenance costs, taxes, and strata fees the costs of these are the responsibility of the owner and are not included in our 10% property management fee
